I have studied creative real estate techniques since fall of 2001 and everything that I learned seemed a little shady. I took the seminar in november (I think) and bought the success pack. I took the materials home and studied them for two weeks before making phone calls. I made 4 phone calls and purchased a home in a very nice area of portland, OR. I liked the house so much, I moved in and kept it for myself! I now live in a $190,000 dollar house. I can't qualify to buy a hamburger, let alone a house!

I have it on a 3 yr term with payments of $1250 per month. I came up with the money to facilitate the deal (about 4500) and that is my total out of pocket cost for the deal. I think my effective interest rate is about 5.5%!

Let me tell everyone out there that this system not only works, it works better than anything else that I tried. I have three more deals in negotiation right now and it's getting easier every day. I wish everyone out there the best of success in 2003! Tony

Fellow Investors, we are on the verge of a Creative RE Revolution. More and more "wannabe" investors are realizing that 90% of all the courses on CRE Investing are bogus. They are full of empty promises and will most likely get you in deeper doo-doo than when you started. There are other "Land Trust" courses out there as well and I have read all of them. There is no comparison to the NARS NEHTrust System!!! Period!

It can’t be this easy! I made a total of four calls, went on one appointment, and signed it up today! I have been trying to buy a house for 2 years and have had no success. After a serious bout of phone fright, I made three calls that ended badly, then I took Bill's advice and got into the mind set of being a consultant. It worked! I am buying a 190,000 house for 3,300 down, (setup fees) and 1250 per month!!! If I didn't want to move into this house, I would make about $500-600 per month in cash flow, plus about 5k-10k up front.

Thanks to all you folks at NARS for the help in figuring out the paperwork. This is the first of many properties that I will be buying with the PAC Trust system. This system is amazing. I don't feel like I took advantage of anyone, which means a lot to me.

I attended a land trust seminar in November and have been studying and slowly putting into practice. To date I have purchased my own home, the one I am writing this message from using a Land Trust. Paperwork is still in process but I have possession and use.

I am selling my old home using the Land Trust and the buyer/tenant has been secured and that is going to happen in the next couple of weeks. As far as investment property, several days ago I was contacted by a developer who was not sure how he got my name but the upshot is that just today I placed an ad for a nice home MAV 480K in the Sunday paper to locate a buyer. He has indicated that if I am successful he will place more properties with me in land trusts in the future. ( I hesitate to count my chickens before they hatch but he mentioned a substantial number!)

I have not made a lot of calls, perhaps about 20 or so, mostly to FSBO's. I have networked some at the local investor club and spread the word among several realtor friends. No ads or signs yet. I do have some other strong "prospects" . My experience so far has been nothing but positive. Excellent instruction from Bill, and his staff is first rate.

Yes, you have to invest some time studying the material and listening to the tapes and hopefully attending a seminar and perhaps joining the network, but I think that this is a superior way of doing creative real estate.

Well, I would consider myself a newbie investor. I heard Bill Gatten in March of 2002. I bought the whole nine yards. I currently "own" 3 investment properties, 2 of which are classic Gatten - except for maybe the wheelbarrow full of money to the bank part, but anyway, we control 2 houses that were don't-wanters, we receive monthly cash flow of a couple hundred dollars each, we have existing "equity" in both properties as well as 50% of future appreciation and debt reduction. Equity Holdings holds title on both of them and that seems to work out pretty darn good. I had NARS do the paperwork on one and I did the paperwork on the next one.

That's about it-looking to do it again (except with the wheelbarrow full of money to the bank this time!)

I was a general contractor until I hurt my back last summer. I spent a month sitting in a straight back chair bored out of my mind until I purchased a copy of Bill's Success Manual at a garage sale for $1.00. I spent many hours reading and decided that this was a great idea and offered a win-win for everyone involved. I attended one of Bill's workshops in Portland and came away even more impressed. Ordered Bill's new book several months ago, formed an LLC in July, 2002 and started working at the business.

To date we control 15 properties, have positive cash flow on each, have put a Resident Beneficiary into each with front money from $1,500 to $5,000, and are looking forward to when we will be able to get the back end profits.
